The Home Condition Survey gives you a complete overview of the structural condition of the property, highlighting any areas of particular concern.

 

My reports are written in plain English and use a straightforward 1,2,3 (the Good, the Bad and the Ugly!) condition rating for each element of the building such as external walls, roof covering, floors etc.

I want to provide you with the most valuable service possible so:-

1.     Prior to the survey I will ask if you have noticed anything specific that you would like me to pay particular attention to.

2.     After the survey I encourage you to contact me to discuss anything that is unclear or where you would like further clarification.

3.     Unlike many traditional homebuyer reports I try to get to the root cause of any defects I find, and avoid recommendations for “further investigations” unless it is absolutely necessary. After all, you are paying me to tell you what is right and wrong with the property, not to provide employment for damp treatment companies!


My report will cover all the major issues such as subsidence, structural failure, rot, damp etc, as well as more everyday matters such as boundary questions, doors, windows and fixtures and fittings etc.

My survey will generate something like 30 pages of notes and around 300 photographs which creates a very complete record of the property at the time you’re buying it. So, if in the future you need to make claims on your buildings insurance then we can provide you with clear evidence of the condition of the property at the time you bought it.

I normally like to carry out surveys within 2-4 days of receiving your instructions and payment, and deliver my report within 2 days of the survey itself. The report will be around 25 pages long, broken into clear sections and including photographs to provide detail on any issues I consider important.

The cost of a Home Condition Survey is normally between 0.1% and 0.2% of the purchase price.
